Nothing like Video to Sell a Community

There is more to www.youtube.com than putting videos on your sites and blogs about yourself or your properties.  Why not sell the community?  Why would someone want to live in your area?  You may bring in more people to the community than your local chamber, so... Why not work with your chamber and help them promote the community.  Get permissison to use their resources and videos.

Nearly all the sites now created by www.my-mlsonline.com have video integration with youtube, google, metacafe, and more. There are example sites on the home page that show how the videos are displayed.  Quite unique from other real estate sites.

Adding and removing videos by you is really easy with the control panel in the system administration.  You simply copy and paste the info into the form and you are done.  The system will do the rest for you, and link up your vid from major video hosting services and put them on your site

Vids like this I uploaded to youtube.com with permission from the Twin Falls Chamber.  www.twinfallschamber.com

Actual vids below.

Fair Housing Violations

Fair Housing logo

Are you in violation of fair housing laws?

Do you have comments in your public remarks that say things like...

"Walking distance to schools?"

Does Walking distance discriminate against those who cannot walk?

Is this a violation of the Fair housing?

Read more here.

http://www.mvfairhousing.com/ad_word_list.php#

Walking distance is an example here of a "Be Careful" word.

In today's research I have found over 236 possible violations in some board IDX feeds.

And other articles and comments have come directly from the NAR web site that have references to Walking Distance.  It all seems quite complicated anymore.

Daily Real Estate News  |  April 9, 2007 Buyers Want It All Within Walking Distance

The next hot market could be homes in walkable neighborhoods designed for the 75 percent of families that don't have any school-age children.

I

Here is a google search with huge results of potential violations.

http://www.google.com/search?hl=en&q=walking+distance+to+schools

Results 1 - 10 of about 402,000 for walking distance to schools. (0.23 seconds

Remember to think before you publish the comments in your listings when you are broker loading them into your MLS associations and on websites. Do not get into trouble by typing words that may get you into trouble and make it appear that you are descriminating.  There are lots of words you can use to describe things.

Try Close To. Distance to Amenities, Shopping, and Education.

It only takes about 0.23 seconds for you to get caught.

How to be most productive online. Update your computer!

Are you having difficulties with your computer?

Do things not always work right?

Does it lock up?  Crash?

Aggravating isn't it?

It is your responsibility to make sure your computer is running smooth and updated with the latest updates from Microsoft.  You also need to make sure you are covered with Anti-Virus and Spyware protection.

The number one thing you can do is visit.  www.windowsupdate.com and make sure your computer is up to date and that all security flaws have been fixed.

This is more important than Anti-Virus or anything else.

If you don't patch the boat it will sink no matter how many pumps and buckets you use.

Use www.windowsupdate.com and your computer issues will be a thing of the past.  At least for now.  New patches come out almost daily so stay up to date and learn how to maintain your computer.

Don't forget www.adobe.com updates for flash content.  This is really important too.

It is FREE so make sure you use it.  Try the custom feature to get updates to all your software and hardware drivers.

Web Site Owners Responsibilities and SEO

So you have a new web site.  That is fantastic.  But.. there are a couple things you must do to ensure that your site can be found.  There are some responsibilities that you the new web site owner must do. Here is a list.

First you must submit your site to the search engines - This is critical for your site to be found and has to be done in order for your site to be indexed.  You must know where and how and to which website is most beneficial.

Second... find other sites to link to you and for you to link your site to as well to create as many inbound links as possible.

This is as simple or as complex as you make it and MUST be done by someone.  It takes hours and hours of work to do this simple task whether you do it or hire it done.

So get out there and submit, submit and submit.

Remember.  Your web site is no different than your cell phone number.

If you don't tell people about it they won't call.  It is not the responsibility of the person who sold you the phone or web site to ensure that people can find you.   That is your responsibility to do or have done.

So the lesson to this story.

If your web site cannot be found and you didn't pay anyone to market it... It is your own fault.  I am quite sure that you don't call Verizon and complain that nobody calls your cell phone because you failed to advertise or distribute your number.  Your web site is the same.  It is your responsibility to advertise your information or pay someone who can.  There are millions of tips and tricks and information about this online.  Do some research and learn.

Market your site, Tell people about it, Ask them if they used it, Ask them to use it.  They won't know what you have until you tell them, and you won't know if they used it if you don't ask.

If you don't ask you will never know.  This is the best FREE information you will ever get... Ask your clients and floor calls if they used your site.
